Space
All existing internal walls were demolished with the internal spaces rearranged to create more welcoming
entrance and living areas.
The main spine wall of the building had to be removed to allow for radical development. This was carefully
supported and new structural steel was installed.
To comply with building regulations the ceiling was removed and insulation installed in the ceiling
void to cover both acoustic and fire regulations.
Improvements
Specified in the project was the reopening of traditional fireplaces. This involved lining and testing chimneys
before fire and surrounds could be installed.
As a basement flat being with concrete floors the pipe work supplies for water, heating and gas were routed
through ducts cut into floor slabs. The ducts have removable lids to allow for maintenance.
The existing windows were restored and secondary glazing was installed.
Plumbing
A complete central heating system was installed and a new drainage system to accommodate new bathrooms.
New gas supplies were fitted to the gas fire, kitchen and heating system. High quality fixture and fittings
and sanitaryware were installed.
Electrical
A completely new electrical system was intalled including main fuse board, circuits and wiring, lighting system
and fire alarm system.
Joinery
New solid core, oak veneered doors comply with modern fire regulations. Selected doors have attractive large
clear glass inserts to allow more light entrance and to create space
Bespoke wardrobes and vanity units fitted, with all newew skirting’s and architraves
New kitchen installed-with space saving style and function to allow greater living/ dining space.
The bathrooms and kitchens completely re tiled with porcelain tiles and fitted out with high quality chrome accessories.
New floor coverings to all rooms and complete decoration to high quality finish.
